Periodic Inspection Reports - EICR - Landlord Testing- Landlord Electrical Certificates
An EICR is an Electrical Installation Condition Report. It is a formal document that is produced following an assessment of the electrical installation within a property. It must be carried out by an experienced qualified electrician or approved contractor. Landlord's Certificate, Wixed Wire Testing.
The regulations come to force 1st July 2020,
All new private tenancies in England will need to ensure that electrical installations are inspected and tested by a qualified person before the tenancy begins. The landlord will then need to ensure that the installation is inspected and tested at least every five years – and more often if the most recent safety report requires it.
For existing tenancies, an electrical safety test will need to be carried out by 1st April 2021, with regular tests following this as outlined above. Electrical Installation Condition Report, Periodical Inspection Report.
But just how often should you have an EICR on the properties you let?
1. EICR for a new property.
2. At change of occupancy.
3. Every five years.

We need clear access to the consumer unit (electric fuse box) and the inspection will involve testing with both power on and off for a period of time and we would also need access to every room/ garage/ outside area etc that utilises electricity.
